How do schools effect home values?

In the Greater Phoenix Area local schools and school districts can have a profound impact on home values and appreciation. Understanding the perceived quality of the the area school system can help buyers make a more secure investment and sellers better market their property. 

Home Buyers should always investigate the schools in the areas they are considering in their search. Even if a buyer will not utilize the local public schools. Areas with stronger schools tend to have a higher appreciation rate than areas with lower performing schools. Websites such as Greatschools.org can give recent test scores and rankings. Be aware to investigate the specific school and district. Many times you will see a poorer performing school in a very good district or vice versa. Buyers also need to be aware that a city’s name does not always correspond to the school district. For example Scottsdale Unified School District, SUSD, is in the cities of Scottsdale, Paradise Valley and Phoenix. However, the Paradise Valley School District, PVSD, is NOT in Paradise Valley.

Home sellers also need to embrace their local school rating no matter how good or poor. If in a good school and district this can be highlighted in marketing the house. Selling the area and location is vital to today’s buyers. Recent school events, achievements and rankings can add an allure to a property that competing homes may have missed.

For sellers in a less than stellar school areas, it is time to get creative. Find school stats about how the school is improving or has made new strides. Call attention to alternative schools in the charter or private categories. After school programs and learning centers can also be highlighted.
