Why would a seller have a home inspected before they put it up for sale? Because, it can be a really great marketing tool and save money in the long run.
As buyers are looking for homes they will question their own decisions on neighborhoods and specific homes. Many times I get asked before we ever write an offer if I think the house is a "good home." Buyers of all demographics worry about buying a lemon. Sometimes to the point that they won't write an offer. They aren't afraid of what they do know they are afraid of what they don't know.
Sellers that have a home professionally inspected, do some of the minor fixes and provide the information to the buyers elevate many fears. Homebuyers are actually much less picky if the information is provided before a contract is written. Buyers finding all the imperfections during the inspection always leads to a "what else are they not telling us" mentality. An inspection puts a buyer at ease and separates you from all the other options.
Getting those minor items taken care of up front will also save money and headaches. Some buyers and their agents call out every little item, describe how it should be fixed and make a big deal out of nothing. For example a leaky faucet can quickly turn into replacing the faucet and not the simple handyman repair of replacing or tightening a valve.
